The Real Estate market in Kenya has experienced significant growth and development in recent years. Some factors including customer preferences, trends in the market, local special circumstances, and underlying macroeconomic factors have all contributed to this positive trajectory.
Customer preferences in the Kenyan Real Estate market have shifted towards urban living, modern amenities, and buying land in developing areas. As the population continues to grow there is a greater demand for housing and commercial spaces in towns and in developing areas. Customers are looking for properties that offer convenience, security, and access to essential facilities like schools, hospitals, and shopping centers. In addition, there is a growing interest in sustainable and eco-friendly properties, reflecting a global trend towards environmental consciousness.
Trends in Kenya’s Real Estate have indicated a hike in property prices and increased investments. The demand for housing, both for residential, and business purposes, has led to an increase in construction developments across the country. Developers are focusing on creating general-purpose developments that offer a combination of residential, commercial, and sports spaces. This trend is driven by the demand to optimize land use and provide integrated living and working spaces.
Furthermore, there is a growing interest in real estate investment trusts (REITs) as a means of diversifying investment portfolios and accessing the real estate market. Local special circumstances play a role in the development of the Real Estate market in Kenya.
The government has implemented various initiatives and policies to promote affordable housing and attract foreign investments. These include tax incentives for developers, streamlined approval processes, and the establishment of a mortgage refinancing company.
Underlying macroeconomic factors also contribute to the growth of the Real Estate market in Kenya. The country has experienced steady economic growth in recent years, with a stable political environment and improved infrastructure. This has attracted both local and foreign investors to the real estate sector. Also, devolution has helped to open up many counties with private investors developing in some of the remote areas.
Additionally, low interest rates and favorable mortgage terms have made homeownership more accessible to a larger segment of the population. The government’s focus on infrastructure development, such as the expansion of roads and the construction of new airports, has also contributed to the growth of the real estate sector.
The Real Estate market in Kenya is experiencing growth and development due to trends in property prices and investments, local special circumstances such as government initiatives and the rise of the middle class, and underlying macroeconomic factors including economic growth and infrastructure development. These factors create a favorable environment for developers and investors in the Kenyan real estate sector.
Nyota Njema Real Estate has demonstrated a steadfast commitment to serving Kenyans in the diaspora through a series of impactful events across the United Kingdom. At Nyota Njema Real Estate, our mission extends beyond providing real estate solutions; we are dedicated to offering customized investment avenues and exceptional customer experiences to our clients. Recognizing the challenges faced by Kenyans living abroad when it comes to investing their hard-earned money back home, Nyota Njema has taken proactive steps to serve the Kenyan diaspora community.

Each stop was meticulously planned to provide Kenyans living in the UK with valuable insights into real estate investment opportunities back home and to facilitate meaningful interactions with industry experts.
The tour’s agenda featured a mix of networking events, informative sessions, and ceremonial title handovers. Attendees were not only able to connect with fellow expatriates but also witness the tangible outcomes of their investments as new property owners received their title deeds. What Nyota Njema Offers to Kenyans in the Diaspora:
Trust the experts in land acquisition and secure not just a home but a future filled with endless possibilities.
Article 61 of the Constitution says that all land in Kenya belongs to the people of Kenya collectively as a nation, as communities and as individuals.
Therefore, the classification of land in Kenya is either public land, community land or private land.
Article 62 of the Constitution defines public land in Kenya as:
– The land which at the effective date was unalienated government land as defined by an Act of Parliament in force at the effective date;
– Land lawfully held, used or occupied by any State organ, except any such land that is occupied by the State organ as lessee under a private lease;
– Land transferred to the State by way of sale, reversion or surrender
– Land in respect of which no individual or community ownership can be established by any legal process.
– All minerals and mineral oils as defined by law;
– Government forests, government game reserves, water catchment areas, national parks, government animal sanctuaries, and specially protected areas;
– All roads and thoroughfares provided for by an Act of Parliament, all rivers, lakes and other water bodies as defined by an Act of Parliament, the territorial sea, the exclusive economic zone and the sea bed;
The Constitution states that public land shall vest in and be held by a county government in trust for the people resident in the county, and shall be administered on their behalf by the National Land Commission.
Public land shall not be disposed of or otherwise used except in terms of an Act of Parliament (Lands Act) specifying the nature and terms of that disposal or use.
“effective date” means the date that the Constitution came into force.
2. Community Land in Kenya
Article 63 of the Constitution speaks about community land as the second classification of land in Kenya. Community land shall vest in and be held by communities identified on the basis of ethnicity, culture or similar community of interest.
Community land in Kenya consists of:
Any unregistered community land shall be held in trust by county governments on behalf of the communities for which it is held.
Community land shall not be disposed of or otherwise used except in terms of legislation specifying the nature and extent of the rights of members of each community individually and collectively.
3. Private Land in Kenya
Article 64 of the Constitution defines private land in Kenya as:
Private land consist of the registered land held by any person (Kenyan) under any freehold tenure or any land held by any person under leasehold tenure; and any other land declared private land under an Act of Parliament.
– In private land, the owner pays the necessary land rates.

Diaper for a Smile
At Noweza Foundation, we’re committed to more than just selling land; we also strive to give back to the community. One of our key initiatives, “Diaper for a Smile,” is dedicated to providing diapers to vulnerable children with cerebral palsy.
Founded by Damaris Kilelo in 2020, Noweza emerged from her realization that many mothers of children with cerebral palsy were missing therapy sessions. She learned that these mothers were often deterred by the stigma surrounding diapers, especially in an era where they are commonly used. To avoid this stigma, many mothers would postpone therapy until they could afford diapers.
Understanding the critical role of consistent therapy, Noweza has successfully helped three children transition from diapers to using a potty. Damaris started with just eight mothers, and despite the high cost of diapers—particularly for older children—she personally covered shortages and sought support from friends, relatives, and church members. This led to the creation of “Diaper for a Smile” to better address the needs of these families.
The name “Noweza” is a blend of the names of Damaris’s three children: Noni, Wema, and Zani. The foundation was inspired by the adjustments the family made to support Zani, who was diagnosed with cerebral palsy at a young age. The love and support from his sisters and the family’s determination to improve his quality of life motivated Damaris to start the foundation.
The journey hasn’t been easy. As the CEO, Damaris navigates challenges such as supporting single mothers, addressing cultural issues, and managing financial constraints. For instance, one case involved a father abandoning his family, while another required intervention due to a father’s harmful beliefs about circumcision and cerebral palsy.
Noweza supports families by:
– Acting as a support group for mothers and children
– Educating mothers on effective caregiving
– Encouraging children to embrace self-love and reject pity
– Raising awareness and combating stigma around cerebral palsy
However, the foundation faces challenges, including financial constraints and the lack of a dedicated therapist. The need for consistent therapy and financial support for wheelchairs and antidepressants remains pressing.
To promote inclusion, we advocate for:
– Building accessible residential apartments and public spaces with wheelchair ramps or lifts.
– Designing public transport for people with special needs
– Reducing stigma and misconceptions about cerebral palsy
– Avoiding blame and promoting understanding that CP is not hereditary
Noweza also lacks a facility for hosting events and support for mothers who are unable to work due to caregiving responsibilities.
In 2023, Nyota Njema decided to contribute meaningfully to society by supporting Noweza. We dedicate one day every three months to spend with the mothers and children, bringing smiles to their faces. Our next event is on October 4th, coinciding with Cerebral Palsy Awareness Month.
Since our collaboration with the Noweza Foundation and other partners, the “Diaper for a Smile” initiative has made a profound impact on families caring for children with cerebral palsy. In 2020, we reached 8 households, followed by 13 in 2021, and an impressive 108 families in 2023 and 2024. These numbers reflect more than just figures—they represent the joy on caregivers’ faces and the improved quality of life for children who can now attend therapy, thanks to the availability of diapers.
This initiative has touched countless lives, bringing hope and relief to those who need it most. To join hands with the Noweza Foundation and contribute to this cause, please contact them at [email protected].
Join us in spreading love, sharing resources, and making a difference in the lives of these children and their families.

I joined Nyota Njema Real Estate in February 2023 as a fresh intern, eager to dive into the world of real estate as a sales agent. Like many young people, I was full of ambition but uncertain about where my true talents lay. Little did I know that this internship would not only provide a pathway into the real estate industry but also lead me to discover my real passion and skills.
Initially, I was keen on learning the ropes of property sales and market trends, which is why I applied for the sales agent role. However, as I got more involved in different aspects of the company’s operations, I found myself drawn toward the creative side of the business—designing and editing videos. This unexpected discovery led me to pivot my focus, and soon enough, I was handling creative projects and producing engaging content for the company. I realized that my strengths lie not in direct sales but in telling stories visually, bringing ideas to life through design and video production.
For me, Nyota Njema has been more than just a company; it has been a space to explore my passions and talents. The constant support and encouragement from my mentors and colleagues allowed me to experiment and grow, helping me become confident in what I’m truly good at. The company’s flexibility and openness to new ideas made it easier for me to transition from sales to creative work, showing me that growth isn’t linear but multifaceted.
One of the highlights of this internship has been the chance to understand how the corporate world works. It’s easy to assume that corporate life is rigid and monotonous, but my experience at Nyota Njema has been quite the opposite. I’ve learned the importance of collaboration, time management, and effective communication—skills that are essential in any field. Moreover, I’ve gained deep insights into the real estate market, including how to guide investors in making informed decisions. These are lessons I’ll carry with me throughout my career, no matter where it leads.
The internship program at Nyota Njema is particularly beneficial for young people like me, who are still figuring out their career paths. It provides a safe environment to learn, make mistakes, and discover what we’re truly passionate about. While internships are often criticized as a form of exploitation, I’ve come to see them as invaluable opportunities for growth. Yes, the pay might not be substantial, but the skills and knowledge gained are far more valuable in the long run. The experience you accumulate, the networks you build, and the personal growth you undergo are worth far more than a paycheck.
My message to other young people, especially those who view internships as mere exploitation, is this: Change your perspective. Instead of focusing on the payslip, focus on the skills and experience you can gain. An internship is a stepping stone into the real world, a place to learn what you’re good at and what you enjoy. It’s about discovering your strengths and turning them into something valuable for your future. By taking advantage of the learning opportunities around you, you’ll be setting yourself up for long-term success.
I’m truly grateful for the chance to intern at Nyota Njema Real Estate. It’s been a journey of self-discovery, learning, and growth. I’ve found what I’m passionate about, gained valuable industry knowledge, and developed essential life skills. I’m looking forward to what the future holds, knowing that this experience has laid a strong foundation for whatever comes next.
Recent research highlights a pressing issue for Small and Medium Enterprises (SMEs): 80% of SMEs are struggling with significant staffing challenges, particularly in recruitment and retention. A key concern is employee retention, with 43% of businesses finding it difficult to keep valuable staff. This problem is exacerbated by the generational shift, where younger employees, especially from Generation Z, demand clearer career advancement opportunities and exhibit a tendency to switch jobs frequently, often within 1.7 years.
The high turnover rates are a major drain on company resources, leading to increased recruitment costs and hampered growth. The current scenario shows that many SMEs lack effective strategies for managing employee retention, despite investing heavily in salaries, technology, and infrastructure. The critical gap lies in underinvesting in employee development, which is essential for motivating and retaining staff.
Nyota Njema Real Estate offers a solution to this challenge through its corporate package, which focuses on employee investment. The package includes two key components: educative presentations on financial literacy and customized real estate payment plans. These initiatives aim to equip employees with investment knowledge and offer flexible payment options, making real estate investments more accessible and appealing.
By reallocating funds typically used for end-of-year events or bonuses towards real estate investment opportunities, SMEs can provide employees with tangible benefits and support their long-term financial goals. Nyota Njema’s investment options range from gifting property to high-performing employees to contributing towards property costs for others, making it a flexible and impactful way to demonstrate commitment to employee development.
Partnering with Nyota Njema not only boosts employee motivation and productivity but also enhances retention and overall business success. This strategic approach transforms staffing challenges into opportunities for growth, aligning employee aspirations with company goals and fostering a motivated, dedicated workforce. Investing in employees through Nyota Njema’s corporate package is a powerful strategy for building a more engaged and productive team.
