Is the road murram (gravel) or tarmac?
Does the road turn to mud when it rains?
Can matatus and vehicles pass when wet?

Good sign: Tarmac road. Or well-maintained murram with good drainage ditches.
Bad sign: Black cotton soil road that becomes impassable. You cannot build if you cannot reach your land.
